The institutional research I read every week, in one place.
A curated library of the institutional reports, market analyses, and capital markets data I reference every week in The Multifamily Download. CBRE, Newmark, RealPage, Yardi, ULI, NMHC, Greystar, and more. Updated regularly. One-time access for $39.
One-time payment. Lifetime access. No subscription.
If you work in multifamily, you already know the institutional research is excellent. CBRE publishes a quarterly cap rate survey. Newmark has the best capital markets report in the industry. RealPage runs the most comprehensive rent and absorption data. Yardi tracks supply at the market level. Staying on top of it all means tracking more than a dozen institutional publishers and roughly 8 hours of reading every week. The problem is not quality. The problem is keeping up.
Most of these reports live behind login walls, marketing forms, or sales gates. Even when they are free, the publisher's calendar is not yours, and important pieces drop without anyone telling you. I built the Vault because I was already pulling these reports every week for The Multifamily Download. The library is the byproduct of that work, organized so you can use it without doing the hunting yourself.
Four research categories, updated regularly
Capital Markets
Quarterly cap rate surveys, transaction volume reports, debt market analyses, and the institutional capital flows that move pricing across the multifamily ecosystem.
Supply & Demand
New construction pipelines, absorption trends, market-level supply forecasts, and the demographic data driving long-term demand. Includes the deliveries cliff data through 2027.
Rent & Performance
National and market-level rent reports, occupancy benchmarks, concession trends, and the operator-level metrics that signal where markets are heading.
Macro & Industry
FRED economic data, Fed commentary, employment reports, and the macro forces shaping CRE. Plus industry-wide reports from ULI's Emerging Trends, PwC, and the major brokerages.
The Vault aggregates research from the institutional firms whose work shapes how multifamily capital is deployed. A partial list:

Is this a subscription?
No. $39 is a one-time payment. You get lifetime access from the moment you complete purchase. You will not be charged again, ever.
How is this different from searching for these reports myself?
Three things. I have already done the hunting and organizing, which saves you several hours a week. I add quarterly commentary on which reports matter most right now. And the Vault includes sources you may not know exist. The $39 is for the curation, not the links themselves.
Are these original reports or links to publishers?
Direct links to original publishers. The Vault is a curation layer, not a content scraper. When you click through, you go to CBRE, Newmark, RealPage, or wherever the report originates. That keeps everything legally clean and always current.
How often is the Vault updated?
Periodically. I add new resources on an ad hoc basis as I come across reports and sources I think are worth including.
Who is this not for?
If you already subscribe to all the major institutional research feeds directly, the Vault may not save you meaningful time. Its value is for operators, investors, and developers who want institutional-grade research without institutional-grade subscriptions.
What is your refund policy?
Because the Vault is a digital product that delivers immediate, lifetime access to its full contents at purchase, all sales are final and I am not able to offer refunds. If you have any trouble accessing the Vault or your access link does not work, email hello@treywheeler.co and I will make it right.
Stop hunting. Start reading.
